An Electrical Installation Condition Report is a formal inspection and test of the fixed wiring in the property, coded against BS 7671:2018 Amdt 2. It tells you what is safe, what needs attention now, and what needs improvement in the medium term.
When you need one
- Private rental in England. Mandatory every five years since 1 April 2021 for existing tenancies. Copy to tenant within 28 days. Copy to local authority (DDC) on request.
- Holiday let. Best practice annually or every two years depending on turnover; some booking platforms require it.
- Pre-purchase. Homebuyer surveys give you a two-line "electrics look old" comment. An EICR tells you whether you need to budget three thousand for a rewire or three hundred for a board change.
- Owner-occupier best practice. Every ten years, or on change of use.
What is in the report
A schedule of every circuit, code assessment (C1 danger present, C2 potentially dangerous, C3 improvement recommended, FI further investigation), overall satisfactory or unsatisfactory verdict, and photographs where relevant. Delivered as a PDF by email within 48 hours of the inspection.
What it costs
EICR: from £190. Larger properties, farmhouses with 15+ circuits, and outbuildings cost more. Fixed quote after a phone call about property size and circuit count.
Landlord tip
Book EICRs to hit the five-year cycle before a tenancy changeover. If a C2 comes up you have a month to remedy before the next tenant moves in. We include a fixed remedial quote with every "unsatisfactory" report so you know the fix cost immediately.
